Becoming a 1LET landlord - The letting process

Becoming a 1LET landlord is very straightforward. In the initial stages, and while you are deciding whether to choose 1LET as your letting agent, it’s more than likely you’ll want to discuss your options and gather information. Your first point of contact will therefore be an ARLA qualified member of our lettings team. They will chat with you to find out more about your needs as a landlord and what you hope to get out of your letting experience.

Step-by-step guide to letting your property

  • Rental Valuation
    First of all you’ll need to arrange your free Rental Valuation. In order to achieve an accurate valuation and to maximise your potential rental income we’ll arrange a mutually convenient time to visit your property and assess its rental value.
  • Landlord instructs 1LET
    If you are happy with our rental valuation and wish to choose one of our services we’ll ask you to complete, sign and return our Agency Agreement instructing 1LET to advertise your property.
  • Landlord registers with Landlord Registration Scotland
    If not already done so, owners of let properties should register as a landlord with Landlord Registration Scotland. This is a legal requirement as your property cannot be advertised unless a landlord registration number is provided.
  • Safety compliance testing work carried out at the property
    If you choose our Full Management Service we can arrange all safety compliance and maintenance work to be carried out. Most often this includes arranging for an EICR, PAT, Gas Safety and EPC.
  • 1LET begin marketing the property
    One of our property managers will arrange a suitable time to visit the property and take photographs. We use all the main advertising portals including Citylets, Lettingweb and new portal OnTheMarket to gain maximum exposure for your property and attract the best possible tenants.
  • Viewings take place
    One of our property managers will arrange viewings with potential tenants. If you choose our Marketing Only Service then we will pass on any enquiries for you to then arrange viewings.
  • Tenants apply for the tenancy
    If potential tenants would like to apply to become tenants after viewing the property we will send them our application form to complete and return.
  • 1LET perform tenant credit and reference checking
    We perform basic credit checks on each tenant who applies for a property. We also require a minimum of two references from applicants to confirm that they are financially able to maintain rental payments and other costs associated with renting.
  • Tenant signs all tenancy documents
    If their application is successful we then ask tenants to sign all the legally required tenancy documents. Any that require a landlord signature will be signed by1LET on their behalf.
  • Inventory prepared
    1LET offer landlords who choose our Full Management Service two options for the provision of property inventories:

    Landlord Inventory: No charge applies
    The Landlord may simply draw up a list of contents and/or note any other details which they  wish to have recorded and send this information to 1LET in electronic format.

    External Inventory: Scaled Price List
    1LET have preferential agreed terms and discounts with an Edinburgh based independent, accredited (APIP) inventory provider who provides a record of “detailed condition and contents” and provides for the option of a detailed end of tenancy report which is again  subject to a scaled price list. Given that tenant deposit disputes in Scotland are now subject to external arbitration, this method of inventory offers landlords considerably greater deposit protection.
  • Tenant moves into property
    When all the correct paperwork has been signed, including the inventory / schedule of condition tenants will be able to move in to the property. The date they move in will be the date the rent is due each month.
