Selling your investment property – Edinburgh

In this article:

1. What do you mean by ‘selling as an investment’?

Selling a property as an investment means selling with tenants in place or specifically selling to a landlord or investor. So for example, see our sold/ for sale investment opportunities (http://www.1buytolet.co.uk/buy/property-for-sale). If you look at the PDF brochures you’ll see we add in a page detailing information commonly asked considered when investing; yield; achievable rent and any key factors that may influence a decision.

2. Why would you sell your property as an investment?

Some landlords will have reasons for looking at alternative ways to using the standard high street estate agent of selling their property. Below we have outlined some reasons why landlords may wish to sell specifically as an investment.

Reason:  If there are currently tenants living in the property having recently signed a new tenancy agreement of or with some time left until the end date.

Explanation: If selling on the open market, the landlord would have to wait until the property is vacant before selling. However, by selling it as an investment with a tenancy place, could mean another landlord buying it and continuing with the tenancy already in place.

Reason:  If the property has had difficulty selling on the open market, remarketing it as an investment opportunity may be a good alternative.

Explanation: Some properties are more attractive to investors and may sell more easily with targeted marketing than maybe it would on the open market. For some free advice on properties within Edinburgh please feel free to call us.
