Self managed service
Landlords tend to choose this option if they are just looking for an agent to provide a partial letting service. The services required may range from advertising the property and passing on leads to carrying out viewings, preparing tenancy agreement documentation and performing tenant credit and reference checks. Self-managed landlords tend to want to be more “hands on” with the letting and management of their property.
What the service includes...

- Displaying a “To Let” board (optional)
- Showing the property to potential tenants
- Reviewing tenant applications
- Taking up tenant references
- Preparing all lease documents
- Collecting deposit from the tenant(s)
- Collecting all funds due at start of tenancy
First Month’s Rent and Deposit
The first month’s rent and deposit is paid directly to 1LET from the tenant. 1LET then deduct the self-managed landlord fee and the cost of any safety compliance work. The balance is then transferred to the landlord along with the whole of the tenant’s deposit. 1LET then arrange for the tenant to pay the second month’s rent and on-going rent directly into the landlord’s nominated account via standing order. All tenancy documents are sent to the landlord for their reference.
Utilities and Council Tax
1LET will inform the utilities provider and the council that there has been a change of occupier in the property. The account in the name of the landlord will be closed (any credit/debits forwarded to the landlord at their new address) and a new account in the tenants name will be opened. In relation to the utilities, the meter readings taken on the day of the handover will be noted in the inventory and passed to the utilities provider.
Self-managed landlords are responsible for safety compliance at all times and will not be reminded of expiry dates by 1LET.

1LET will provide the tenant with an information sheet detailing the landlord’s name, contact telephone number and email address. 1LET will also pass on the same contact details to the landlord for the tenant.
