Costs of Renting

If you are considering renting a property it is essential you are aware of all the costs involved. The list below summarises all costs we can think of that will affect your rental budget:

  • Deposit
    1LET normally charge a deposit which is equivalent to one month’s rent + £100.00 however some rent proposals may serve to increase this figure. This deposit is protected using Letting Protection Service Scotland (LPS).
     
  • Rent
    Rent is charged monthly and is due on the same day of each month (i.e. a tenancy starting on the 5th of the month will mean the rent is then due on the 5th of each month thereafter).  Rent should be paid by standing order - 1LET provide a standing order mandate and unique payment reference for tenants to complete.
     
  • Utilities
    1LET will transfer the utilities into the tenant’s name at the beginning of their tenancy.  Thereafter it is the tenant’s responsibility to manage the payment of their utility bills.
     
  • Council Tax
    1LET will transfer the council tax into a tenant’s name at the beginning of their tenancy.  Thereafter it is the tenant’s responsibility to manage the payment of their council tax bill.
     
  • Internet and phone lines
    It is a tenant’s responsibility to manage their own telephone line and internet connection within the property.  The landlord will not be responsible for providing a telephone line, internet connection or television signal within a property.
     
  • Insurance
    The landlord has no responsibility for the tenant’s contents whatsoever. The tenant is therefore responsible for insuring and protecting their own goods.

1LET are fully compliant with all letting agent regulation for Edinburgh, and as such do not charge any fees to tenants (this practice is now illegal in Scotland).
