We’ve got some pretty big news…

1Let has been shortlisted for four awards at The Negotiator Awards 2026.

Yep. Four.

We’re finalists for:

  • Property Management Department of the Year

  • Property Management Company of the Year

  • Regional Agency of the Year: Scotland

  • Lettings Agency of the Year (Small)

Finding out we’d made the shortlist in four different categories was a very good day in the 1Let office.

Four nominations. One team.

What makes this particularly special is the range of categories we’ve been shortlisted in.

Two of the four are specifically for property management, which means a lot to us because property management really is at the heart of what we do.

It’s also probably the part of lettings that people don’t always see.

A lot of the work happens behind the scenes - keeping on top of maintenance, inspections and compliance, answering questions, solving problems, chasing things up and generally making sure tenancies run as smoothly as possible.

When it’s done well, it can look quite uneventful.

That’s sort of the point.

So to be shortlisted for both Property Management Department of the Year and Property Management Company of the Year is something we’re really proud of.

And it’s not just property management…

We’re also finalists for Regional Agency of the Year: Scotland and Lettings Agency of the Year (Small).

We’ve always been proud to be an independent Scottish letting agency.

We might not be one of the biggest agencies out there, but that’s never really been the aim.

We want to know our landlords, know our tenants, know our properties and have a team who genuinely care about doing a good job.

As we’ve grown, holding onto that has been really important to us.

We now manage hundreds of homes, but we never want someone dealing with 1Let to feel like they’re just another property or another number on a system.

What are we most proud of?

The team behind it.

Awards have the 1Let name on them, but the work that gets us there happens every day.

It’s the team answering calls, arranging repairs, carrying out inspections, speaking to landlords and tenants, keeping on top of legislation, dealing with the unexpected and occasionally trying to solve problems that nobody saw coming.

And it’s very much a team effort.

People share knowledge, step in when someone needs help, ask questions and learn from each other. We put a lot into training and development too, because there’s always something new to learn in this industry.

Four nominations across four different areas feels like a pretty good reflection of the work that goes on behind the scenes.

Proud to represent Scotland

Being shortlisted for Regional Agency of the Year: Scotland is another one that means a lot.

The Scottish lettings sector has changed hugely over the years, and there’s certainly no shortage of legislation and regulation to keep us busy.

For us, staying on top of that isn’t just about knowing the rules. It’s about understanding what changes mean for our landlords and tenants, giving clear and honest advice, and making sure we’re always looking ahead rather than reacting at the last minute.

We’re constantly reviewing how we work, looking at where we can improve and finding better ways to make things easier for our clients and our team.

Some things change. Others don’t.

We still believe in being straightforward with people, doing what we say we’ll do and making the right decision, even when it isn’t necessarily the easiest one.

Thank you (again!)

We said this after our Scottish Home Awards nomination earlier this year, but it’s worth saying again.

To our landlords, tenants, contractors and everyone who recommends 1Let - thank you.

So much of our growth over the years has come from recommendations and word of mouth, and we never take that for granted.

Awards and nominations are lovely, but knowing that people trust us with their properties and their homes is still the bit that matters most.

What happens next?

The winners will be announced at The Negotiator Awards in London in November.

Whatever happens, being shortlisted in four categories at a UK-wide industry awards is something we’re genuinely proud of.

It’s recognition for the whole team and, more importantly, for the way they go about their work every day.

Whatever happens in November, we’ll carry on doing what we’ve always tried to do: look after people properly, keep improving and do the right thing.
