"From the beginning we found 1Let to be really supportive and helpful as we were having issues confirming the let due to an awkward house sale.
Once we moved in we had problems with both bathrooms and once notified Ken at 1let very quickly arranged tradesman to come around and take a look. He then responded very quickly to their comments and liaised with both us and the landlord leading to quick and easy resolution of issues.

"This agency was recommended to me by friends who had used them and I in turn would recommend them. They were very clear on charges, on my legal obligations as a landlord and very prompt, within an hour or so, in answering initial or subsequent questions.
It was clear that I was expected to behave fairly towards my tenant and I liked the business ethics.
I had one query over a bill for work done in the property and that was explained at once. The firm pro-actively carried out an inspection of the property recently giving me a breakdown of how the property was in terms of condition etc and this kind of reporting was reassuring. The monthly account is both clear and prompt.
The firm is representing me locally as landlord: as I live 500 miles away and I am happy to be guided by them and feel I can trust them to look after my interests in an appropriate way."

"My experience with 1Let thus far has been entirely positive. The application process was a little stressful for me owing to me being under significant time constraints. Ken was extremely helpful and supportive throughout in terms of progressing my application quickly, and negotiating property improvements with the landlord. After my family and I moved in there were one or two urgent repairs needed and Ken resolved these for us very quickly. When there was a problem with my bank not processing the first standing order rent payment, Ken and Jane were patient while I resolved it with the bank.

I've dealt with quite a few letting agents now and 1Let are one of the few agents who are clearly as concerned with the welfare of the tenant as they are with the welfare of the landlord."

"Unlike most of the other Edinburgh-based letting agencies, 1Let is a small setup with a handful of professional, attentive staff.

My last landlord charged an illegal sign-on fee but there was no such issue with 1Let. The process of securing the tenancy was slick and professional. In our first week in the property we discovered that the radiators needed to be professionally bled. I called 1Let late in the afternoon and three plumbers arrived before 9am the next morning. My previous landlord took several months to respond to a similar issue in my last flat.

1Let is by far the most efficient and professional outfit I have dealt with and I would not hesitate to recommend them as a potential landlord."
