Ken Bell MSc, MARLA (Managing Director)

Ken came on board with 1Let back in 2008 as a Property Manager, fresh off earning his MSc in Urban Real Estate Management and Development. Since then, he’s worn a lot of hats—Lettings Manager, Lettings Director, and Sales Director—before taking the exciting step of acquiring 1Let in 2021 and becoming Managing Director. With years of experience in the property world, Ken’s all about making sure both landlords and tenants have a positive and smooth experience. On the weekends you can find Ken tinkering with his cars, sailing around the islands or camping with his family. He is our go-to expert for handy DIY fixes, always ready to lend a hand!

Beata Lozyniak, MARLA (Operations Director)

Beata joined the 1Let team in November 2015 as a Property Manager, bringing with her a wealth of experience from years working in letting agencies across Glasgow and Edinburgh since 2007. A fully qualified ARLA member, Beata achieved her certification in May 2017 and has continued to deepen her expertise thanks to 1Let’s dynamic and supportive work environment. Her dedication and skill were quickly recognized with a promotion to Lettings Manager in August 2017, followed by her current role as Operations Director in October 2020. Beata is the glue that holds our team together, fostering a culture of teamwork, personal development, and mentorship. With a focus on coaching and support, she serves as an all-around mentor to everyone on the team. Her passion for property management continues to grow as she leads with vision, dedication, and care. Outside of 1Let, Beata enjoys spending quality time with her partner and their daughter, bringing a perfect balance to her busy, fulfilling career.

Tina-Dawn Hopking, MARLA (Lettings Manager)

Tina’s journey to 1Let began with her studies in Interior and Environmental Design, which sparked her passion for properties. She joined the team as a Lettings Negotiator in 2020 and by December 2021, she had been promoted to Lettings Manager! Tina is all about making the rental process smooth for tenants and building great relationships with landlords. When she’s not busy at work, you can find her painting, hanging out with friends, and enjoying all the fantastic restaurants Edinburgh has to offer! Tina has an exceptional eye for aesthetics and is our go-to for a fashion recommendation, and the hottest food and drink spots and makes an incredible cheeseboard to boot!

Rosalind Johnson, MARLA (Senior Portfolio Manager)

Rosalind joined the 1Let team in 2022, bringing a wealth of experience from Edinburgh’s lettings scene - she has over 10 years of experience in the sector. When she’s not helping tenants and landlords have a great experience, you can find her singing or directing choirs—she’s super passionate about music! Rosalind is our well-being and mental health advocate and is always finding new ways to give our team members a boost or a fun team-building task, and she loves an office playlist to keep us all motivated.

Karolina Tatarowicz, MARLA (Portfolio Manager)

Karolina discovered her passion for property management in 2021 and has been thriving in the industry ever since! With a strong background in hospitality and customer service, she thrives on the dynamic and fast-paced nature of property management and is eager to expand her knowledge further. A practical problem solver and a strong team player, Karolina is always ready to lend a hand to her colleagues and collaborate to find the best solutions. When she’s not at work, she loves spending quality time with her teenage daughter, indulging in crime movies and books. Recently becoming a Leither, she brings a warm and cheerful energy to our team. Always smiling and ready for a chat, Karolina is not only a source of positivity but also offers valuable insights and solid advice to her colleagues.

Kornelia Niedzieska (Portfolio Manager)

Kornelia brings a breadth of experience in property sales and lettings, having dedicated over seven years to the industry before joining 1Let. With a passion for connecting with people, Kornelia excels in various key areas, including selecting optimal tenants, supervising refurbishment projects, conducting routine inspections, addressing client inquiries promptly, and managing tenancy turnovers efficiently. Kornelia is certified as a SafeAgent, demonstrating her commitment to upholding industry standards and complying with Scottish Government regulations for letting agents. Kornelia has hit the ground running since joining us in May 2024 and is the queen of process development, full of ideas to streamline and modernise the way we work. We’re thrilled to have her on board.

Zefron Cochrane (Trainee Lettings Negotiator)

Zefron has always been drawn to fast-paced, customer-focused environments, with a background in hospitality. In 2020, Zefron pursued a degree in Business with Marketing, graduating in 2024. During his third year of university, Zefron discovered a passion for property and lettings, inspired by the opportunity to connect people with homes that suit their needs and lifestyles. Fascinated by the dynamic nature of the lettings industry, Zefron enjoys helping clients navigate the rental process and takes pride in creating a positive experience for both tenants and landlords. Outside of work, Zefron loves spending time with friends, watching horror films, and attending concerts. This blend of professional dedication and personal passion makes Zefron committed to his work.

Tahlia Waters (Property Administrator)

Tahlia made the move from Australia to Edinburgh five years ago and now brings her admin skills to 1Let as a Finance Administrator. With her keen eye for detail and friendly personality, our resident Swifty lights up the room with her humour and creativity and has quickly become a key player in the business. She loves a spreadsheet and keeps us on track with all things finance! When she’s not crunching numbers, Tahlia loves to knit, catch concerts, and play badminton with her friends.

Katharine Fyfe (Compliance Manager)

Katharine has been an invaluable member of the 1Let family since 2005, ensuring that all our properties meet the highest safety and compliance standards. She expertly manages everything from certificate renewals to utilities, making her our absolute rock in maintaining a secure and compliant environment. With her extensive knowledge and experience, Katharine's contributions are unparalleled, and we would be truly lost without her dedication and hard work! Her commitment to excellence is a cornerstone of our operations, and she plays a crucial role in keeping our properties safe and compliant for our clients.

Nicole Mollon (Property Administrator)

Nicole joined the 1Let team in 2021 after relocating back to her hometown of Edinburgh, bringing with her four years of valuable experience from the lettings scene in London. She has recently returned from maternity leave, cherishing the special time spent with her beautiful daughter, Emily. Now, Nicole is excited to jump back into her role and contribute to the team once again. We’ve truly missed Nicole over the past year, and we are thrilled to welcome her back to the office, where she completes our 1Let family. In her spare time, she enjoys making clothes, showcasing her creativity and adding a unique flair to her already vibrant personality.
