What is a ‘Temporary License’?

A temporary license allows property operators to offer short-term lets for up to six weeks. This type of license is often sought in the following scenarios:

  • New Operators Testing the Market: Property owners exploring the feasibility of short-term letting before committing to a full STL license.
  • Temporary Situations: Instances where the short-term let is genuinely time-limited but still requires compliance with local regulations.

To obtain a temporary license, applicants must meet the same safety and regulatory requirements as a full STL license except for planning permission. These include fire safety checks, adherence to occupancy limits, and submission of necessary documentation.

A minimum of 28 days notice is required before the intended start date.

What is a ‘Temporary Exemption License’?

A temporary exemption license caters to property owners looking to offer short-term lets during specific events or seasonal periods. Common examples include  Edinburgh Fridge, major sporting Events or Festivals and holiday periods.

Key features of temporary exemption licenses include:

  • Duration: They are valid for up to six weeks within a 12-month period (can be split over the year up to maximum of 3 blocks, for example 1 week in June, 2 weeks in July and 3 weeks in August)
  • Simplified Process: Unlike temporary licenses, exemption licenses do not require the full STL application process but still necessitate council approval.
  • Fee Structure: While faster to obtain, a fee is applied for the exemption license.
